Where to buy a property in Tuscany?

The following is one of the questions that any purchaser interested in buying a property in our region asks himself: “Where to buy a property in Tuscany?”

When you hear about Tuscany, the first places that come to mind are Chianti, Val d’Orcia, Florence, and, of course, Siena and Pisa.

When I was still living in Milan I had the opportunity to explore Tuscany far and wide as a tourist, with my camper, along with my family.

The numerous trips have brought me to know little corners of paradise and less known and more authentic areas of Tuscany.

One of these is the Etruscan Coast, which encloses a large stretch of coastline between Livorno and Piombino, and includes the Island of Elba, the real pearl of the Tuscan Archipelago.

The name Costa degli Etruschi (Etruscan Coast) is linked to the presence of Etruscan populations that have settled since the ninth century BC.

I chose this geographical area to live with my family for several reasons, concerning both personal and professional aspects.

It is important to specify that this area offers numerous opportunities in terms of infrastructure, if compared to more expansive places nearby.

If you want to buy a property in Tuscany why investing in the Etruscan Coast?

Pisa International Airport, which is the best-connected airport in Tuscany with the rest of the world, is located 15 minutes from Livorno.

If you decide to invest in this area from New York or Doha (Qatar), for instance, you can land in Pisa and reach your home by car within a few minutes. If you start a business (Bed and Breakfast, Agritourism, etc.) you can play this “card” with the potential guests of your facility.

The entire coastal stretch of the Etruscan Coast (roughly 100 km from Livorno to Piombino) is crossed by an important 4-lane highway that allows to quickly reach every destination.

For example, from San Vincenzo, where my office is located, I can reach Pisa Airport in 40 minutes by car.

Here is a second interesting  example: From San Vincenzo, I can easily reach both Florence and Siena in about 1 hour by car.

It is also possible to comfortably travel by train.

Another example:

From the train station of Campiglia Marittima, which is one of the most beautiful villages of the Etruscan Coast, you can get to Rome city center (Roma Termini Station) in merely 2 hours.

It often happens to me, for work or to spend a different day with my family, to leave in the morning by train, visit Rome city center and return home the same evening.

History, on the Etruscan Coast, is experienced in each and every corner!

On the coastal stretch between San Vincenzo and Piombino, near the Gulf of Baratti, you can find the Archaeological Park of Baratti and Populonia.

The first time I visited this place I was enchanted by its charm.

The most significant evidence of colonization by the Etruscan population can be found right on the beach.

Facing the sea, you have a perfectly preserved archaeological site behind you.
Looking straight towards the horizon, you can admire the Tuscan Archipelago.

If you close your eyes…

… and try to imagine going back almost 3,000 years, the image you’ll see reopening them will certainly be the same… since the landscape is still intact and wild.

Are you a wine lover?

For wine lovers, the Etruscan Coast offers excellence recognized in every part of the world.

In the Bolgheri area, located 10 minutes from San Vincenzo, thanks to the characteristics of the soil and to some favorable micro-climatic conditions, are produced wines of the highest level such as Sassicaia (awarded in 2018 as the best wine in the world), Ornellaia and Masseto.

Thermal areas

If you want to relax and to treat yourself, take into consideration visiting Terme di Venturina or Terme di Sassetta.

The first is situated in Campiglia Marittima, in a place called Calidario, while the latter, embedded in the centuries-old trees of the woods, is located in the characteristic medieval village of Sassetta, situated approximately at 30 minutes from San Vincenzo.

The medieval features of the typical Tuscan villages are extremely charming.

Suvereto is one of the “Most beautiful villages in Italy“.

It is located 15 minutes from San Vincenzo and, even if quite inland, it is situated in a dominant position that allows admiring the sea and its islands.

One of my favorite places is the medieval village of Populonia.

The ancient settlement is located on one of the promontories overlooking the Gulf of Baratti.

It is a place where I love to bring friends and customers, as I love to observe their reaction when I take them to the old watchtower of the Castle of Populonia.

Anyone would be astonished admiring the entire northern coast, watching the Gulf of Baratti from above, with the Gulf of Follonica to the south, the Etruscan Acropolis behind and the Tuscan hills covered with vineyards and olive groves.

In short, in a single visit, you can admire an intriguing mix of history, nature and sea, while tasting a glass of excellent wine and some traditional Tuscan dishes offered by the old taverns.

What’s the typical dish of the Etruscan Coast?

The typical dish of the Etruscan Coast is Cacciucco alla Livornese, which is a fish dish.

It is a soup made of different types of crustaceans, molluscs and “cheap” fish – entirely caught in the local seas.

Wild and authentic Tuscany

It is increasingly common to hear from the customers I meet that the real beauty of these places, less crowded than the most famous nearby, is the fact that you can “buy” a small piece of authentic and still wild Tuscany.

An area that is still not overwhelmed by international mass tourism and where, walking through the streets of the medieval villages, you can still hear Italian dialogues.

These are just some of the elements causing foreign investors to tend to prefer this area.

Their real need is to buy a Tuscany still intact and uncontaminated.

The projects:

In these areas, real estate values are lower than in the best-known areas in Tuscany (Chianti, Val d’Orcia, etc. ..), but the several ongoing projects that are attracting wealthy investors from around the world suggest that there will be an increase in values throughout the area.

The expansion of the Port of Piombino led, in 2018, to the arrival of the first cruise ship with 1,296 English passengers.

In the areas of Suvereto, there will be another thermal park.
In Bibbona it is now certain that a 18-holes golf course will be established, which will certainly lead to the development of the entire area of the Etruscan Coast.
