When you buy a property in Italy, you need to transfer a significant amount of money abroad, and this is one of the aspects that is often underestimated.
In most cases, for our new customers, it is the first time they carry out a large exchange of currency or a large purchase abroad. If you want to invest in Italy with your own currency.. plan ahead. Otherwise, it can be a daunting experience, especially with exchange rates varying every minute
Suppose you are a U.S. citizen who wants to buy his second home here in Italy, or that you want to permanently move here to spend your old age here in the “Bel Paese”.
You will, therefore, buy in Euro, but you own Dollars.
In any purchasing process (not only in the real estate business), you have to keep in mind the period between when you identify the goods you are interested in, and the moment when you have to pay in full to have it delivered.
When buying a property, the procedure is usually as follows:
- Set a maximum spending budget (in your case in US dollars) which is equivalent to a certain amount in Euros.
- Surf the web to find your ideal home;
- Once found, pay a deposit to “lock” the house (usually about 10 – 20 %).
- When it goes well at the very best, the final contract is concluded within 2 months. In many cases, it takes much longer if, for example, there are missing documents about the house or if anomalies have been detected on the property, which the owner must fix to ensure that everything is delivered in full order.
Practical Example:
Suppose you’re buying a house for €500,000.
You should know that you are buying at a current value in dollars that will surely change when you will have to pay the final amount to the seller.
At best it may happen that the exchange rate may be more advantageous than when you reserved the house and paid the deposit.. but it may also happen the other way around.
If you have paid today a 10% deposit on a house that costs 500,000 euros you will find yourself having to pay, for the final contract at a later date, a price of 450,000 euros.
Surely, at the time of the definitive contract, the exchange rate will have changed in the meantime, if compared to when you reserved the 10% deposit. This means that the price of the house you bought will also change.
Even a single loss of 1% on the Euro-Dollar exchange rate can result, on such an important purchase, in a loss of considerable sums.
In our example, the 1% loss on the balance price of 450,000 Euros amounts to 4,500 Euros!
How can we avoid this situation?
If you want to transfer money to Italy to buy a property, there is the possibility of buying a certain amount of currency at an agreed rate that will not change in the near future.
This is a forward contract that blocks the exchange rate for that period and protects you from unpleasant surprises.
