Report on steps to purchase your Real Estate property in Italy, including the following points:

  • Study and elaboration of the most tax efficient and convenient Italian structure of the deal according to your needs;
  • Assistance for Company incorporation and drafting POA and shareholder agreement;
  • Money laundering assistance;
  • Check the technical report of the seller and energy certificate;
  • Check of the structure of the Real Estate;
  • Landscape check (city hall planning);
  • Control of “Protesti”, i.le. missed payments, balances of the seller and possible bankruptcy risk;
  • Control at the Conservatoria Register (property register);
  • Check the deeds of provenience of the last 20 years and possible future implications on the purchase;
  • Check of eventual project ideas of yours at the city hall in order to be sure of the procedure, costs and timing;
  • Check of condominium rules (road maintenance,…);
  • Check of the systems for the house (certificates);
  • Check of the septic tanks of the house (authorisations);
  • Check of wells authorisations;
  • Check of the pre-emption rights procedures;
  • Help to open a bank account and manage your own property;
  • Elaboration of a quote and timing to purchase and of the securities and conditions to insert in the sale contract;

Legal assistance for the deal:

  • Drafting or assisting for the signing of offer and/or the preliminary agreement;
